Stamford Towers office, across from WWE headquarters, gets new owners

Stamford Towers, a two-building office complex across from WWE’s headquarters, has been sold to Lamar Cos. and Real Capital Solutions for $63.35 million—about one-third less than the $97 million paid in 2017. The purchase, announced by CBRE, marks the buyers’ first office investment in Connecticut. The property includes more than 325,000 square feet at 680 and 750 Washington Boulevard and houses tenants such as Citi, Oaktree Capital Management, and Legal & General. While the vacancy rate for the complex was not disclosed, Stamford’s downtown office vacancy stood at 21.7% as of the second quarter.

Built in 1989, Stamford Towers has a long ownership history that includes Lehman Bros., Reckson, and SL Green Realty. After CBRE Global Investors acquired the property in 2017 as part of a broader Stamford office sell-off, the city appraised the buildings at $90.8 million. Historically, the complex has performed strongly: by 2008, SL Green reported near-full occupancy and annualized rent of $10.6 million, underscoring the contrast between past peak performance and today’s softened office market.

An office complex has been acquired across the street from WWE’s Stamford
headquarters, with the buyers paying about a third less from the last time the buildings
changed hands in 2017.

Commercial real estate broker CBRE announced on Wednesday the Stamford Towers purchase
by Lamar Cos. and Real Capital Solutions, the companies’ first office buy in Connecticut.
Transaction terms were not disclosed in a press release, with the City of Stamford reporting the
total purchase price at $63.35 million.

CBRE Global Investors bought Stamford Towers in 2017 for $97 million from SL Green Realty
and TH Real Estate, as part of a larger SL Green sell-off of Stamford office buildings. Stamford
assigned an appraised value of $90.8 million to the two buildings, and $1.2 million to an
adjacent vacant lot CBRE acquired in 2017.

Stamford Towers totals more than 325,000 square feet of space across two mid-rise office
buildings at 680 and 750 Washington Boulevard, directly across from WWE headquarters at 677
Washington Boulevard. Complex tenants include Citi, CoreCommodity Management, Gerald
Group, H/2 Capital Partners, Legal & General, Oaktree Capital Management and Titan Advisors.

CBRE did not state a vacancy rate for the complex. Stamford’s central business district had just
over 2.2 million square feet of available space as of the second quarter for a vacancy rate of
21.7%. That compared to a 39.4% vacancy rate in offices outside the downtown area, and a
24.3% vacancy rate in all of Fairfield County.

Lamar is based in Madison, New Jersey, with Real Capital Solutions in Louisville, Colorado.
Both buildings date back to 1989 according to SL Green, and were owned initially under a
limited partnership controlled by Lehman Bros. according to filings with the state of
Connecticut. Before construction was complete, Lehman had sued a developer it hired to lead
the project after contractor Gilbane Construction filed mechanics liens on amounts it says it
was owed.

Lehman sold Stamford Towers in 1998 to Reckson, which SL Green acquired in 2007. The
following year, SL Green reported achieving full occupancy for 680 Washington Boulevard and a
95.8% occupancy rate for 750 Washington, with annualized rent totaling $10.6 million for the
two buildings.
