Office tower sale shows investors are willing to bet on downtown Atlanta’s resurgence

Real Capital Solutions buys 101 Marietta building near sports venues, new developments. Another investor is betting on the resurgence of downtown Atlanta.

Colorado-based Real Capital Solutions paid $49.5 million to acquire the 101 Marietta St. tower, according to a statement from the firm. Dilweg, the seller, had listed the 36-story office high-rise for sale in March 2025.

The deal marks the latest investment in Atlanta’s central business district. CIM Group is constructing the $5 billion Centennial Yards and has completed portions of the residential and hospitality components of the mixed-use complex. CP Group is remaking the property formerly known as CNN Center into a mixed-use development called The CTR. And Banyan Street Capital and Oaktree Capital Management are upgrading one of the city’s tallest buildings, the 191 Peachtree office tower.

The deal marks the latest investment in Atlanta’s central business district. CP Group is remaking the property formerly known as CNN Center into a mixed-use development called The CTR. And Banyan Street Capital and Oaktree Capital Management are upgrading one of the city’s tallest buildings, the 191 Peachtree office tower.

The deal marks Real Capital Solutions’ entry into Atlanta and reflects its preference for buildings in good locations that need renovation or a repositioning of marketing strategies, Adam Abeln, chief acquisitions officer, said in the statement.

“Many investors continue to avoid office, but we believe some of the best opportunities in commercial real estate today are hiding in plain sight,” Abeln said. “Atlanta continues to distinguish itself as one of the country’s most dynamic growth markets and 101 Marietta gives us a highly visible position at the center of that story.” The company also made its first investment in Minneapolis this month.

The 670,000-square-foot 101 Marietta tower is known for its illuminated triangle on the exterior of its top floors. The tower is 54% leased, with the NBA’s Atlanta Hawks anchoring the property.

The building was once home to WeWork’s largest location in Atlanta, but the flex coworking company moved out in 2021.

Downtown Atlanta’s office vacancy rate of 18.5% outpaces the overall Atlanta market’s rate of 16.3%, according to CoStar data. Asking rents for downtown office space average $29.49 per square foot, lower than the Atlanta market average of $30.22 per square foot.

The 101 Marietta building is a short walk to Mercedes-Benz Stadium, State Farm Arena and the Georgia World Congress Center.

Top-of-building signage rights are available to a tenant, according to the statement. The seller, Dilweg, did not respond to CoStar News’ requests for comment.
