Suburban Chicago deal underscores pricing reset and opportunities across office sector
(Naperville, IL) April 16, 2026 — Real Capital Solutions (RCS), a leading real estate investment firm, has acquired MetroWest, a 207,714-square-foot, 10-story office building located at 55 Shuman Blvd. in Naperville, Illinois, for $16.1 million. The acquisition reflects RCS’s continued strategy of targeting high-quality office assets in strong submarkets where capital markets dislocation, rather than real estate fundamentals, has driven pricing.
“MetroWest is exactly the type of opportunity we’re focused on,” said Adam Abeln, chief acquisitions officer of Real Capital Solutions. “It’s a well-located asset that’s been repriced due to capital market pressures. We’re acquiring it at a basis that allows us to create value through execution. There’s meaningful upside already embedded in this asset through leasing and operational execution.”
The purchase price represents a significant discount to the property’s most recent sale for $32.5 million in 2015, when it was nearly fully leased. The reset in pricing reflects broader market conditions, including higher interest rates, constrained lending and limited liquidity across the office sector.
RCS believes these conditions are creating a growing pipeline of opportunities as owners face refinancing challenges and capital constraints.
“Today’s environment is about capital becoming more selective,” said Abeln. “That’s creating opportunities for groups with the experience and resources to act. Our strategy is straightforward: acquire good buildings at the right basis and make them better. We’re applying a disciplined approach across multiple assets where pricing has reset and execution can drive returns.”
MetroWest is currently 67.6% leased with a diverse tenant base anchored by Midwest Orthopaedics at Rush, which occupies 11% of the building under a long-term lease extending through 2034. Located along the I-88 corridor in DuPage County, the Western East/West Corridor is one of the most established suburban office markets in the Chicago metro area. Designed by architect Helmut Jahn, the building features a distinctive profile along with a full amenity package that includes a fitness center, cafeteria and structured parking.
RCS plans to implement a targeted leasing and repositioning strategy, capitalizing on the building’s existing tenant base, available vacancy and in-place infrastructure. Approximately 40% of vacant space already includes modernized or move-in-ready suites, enabling more efficient lease-up.
The acquisition builds on RCS’s existing presence in Naperville, where the firm also owns Naperville Corporate Center, and reflects its continued focus on scaling a repeatable investment strategy across select U.S. markets. Newmark’s Peter Harwood, Jim Postweiler, Jack Trager and Mary Gilbank represented the seller in the transaction.
