SUMMARY

The Vice President of Investor Relations will work to establish and maintain relationships with high-net-worth individuals and family offices with the intent of attracting capital for real estate investment opportunities.  The incumbent will market investment opportunities, obtain, and close capital commitments, and work with the Chief Acquisitions Officer to create best in class investor communication and reporting. This role will be instrumental in increasing investor recognition of Real Capital Solutions in the national family office arena.

RESPONSIBILITIES

  • The focus of this position is capital raising, investor identification and solicitation; establishing initial dialogues; preparing targeted/investor-specific presentation materials; coordinating fundraising and creating detailed diligence follow-up meetings.
  • Build, establish and cultivate investor relationships with investors and/or their managers/advisors, with the intent of attracting capital for a variety of real estate focused investment opportunities. Focus should be on family offices, high-net-worth investors, etc.
  • Initiate calls to investors and meet face-to-face to explain investment opportunities.
  • Effectively articulate the investment philosophy and strategy to potential and existing investors.
  • Increase investor recognition of RCS, its platform and strategy and extend RCS’ connectivity in the global family office arena.
  • Market new opportunities; obtain capital commitments; solicit for new business via telephone, networking, and other lead sources.
  • Work with the CAO/CEO to develop a multi-year capital raise plan with specific goals, objectives, strategies, and tactics.
  • Work with the RCS capital team to create best in class investor reporting and communication.

QUALIFICATIONS

  • Undergraduate degree in finance, accounting, or economics (or related work experience)
  • An MBA, or related degree are a plus but not required
  • 15+ years of experience in the family office investment management business
  • Strong working knowledge of investment theory and practice within the family office marketplace – particularly equity investing
  • Real Estate Asset Investment knowledge is important
  • Demonstrated experience working with high quality investment organizations, combined with a track record of delivering results at both the strategic and sales levels.

SUMMARY
The Senior Accountant – Property will assist the Property Accounting team in the day-to-day operations of the department. The incumbent will have a good working knowledge of accounting, financial statement presentation, and budgeting – including Generally Accepted Accounting Principles. The Senior Accountant will be responsible for maintaining accurate accounting records for projects falling under the purview of the department.

RESPONSIBILITIES
Financial Reporting & Analysis: Prepare and analyze monthly, quarterly, and annual financial reports for multiple properties, ensuring accuracy and compliance with accounting standards. Conduct in-depth variance analysis to identify discrepancies and provide recommendations for improvements in property performance.
o Review / Analyze 3rd-party provided monthly financial statements and supporting schedules.
o Prepare in-house-managed financial statements and supporting schedules.
o Review and analyze financial statements and prepare supporting documents.

Budgeting and Forecasting: Collaborate with asset management team to develop property budgets and forecasts, providing insights and recommendations for financial improvements.
o Review / analyze the annual budgeting efforts of the assigned portfolio.

General Ledger Management: Maintain property-specific general ledgers, ensuring all transactions are accurately recorded and reconciled.
o Perform complex accounting tasks such as acquisition/disposition entries, intercompany accounting, consolidations, and multi-level entity accounting.
o Provide oversight and direction to 3rd-party property accounting teams.
o Oversee accounting for investment entities, including all equity activity.
o Prepare periodic internal accounting review files for key stakeholders.

Accounts Payable/Receivable: Oversee the property-related accounts payable and receivable processes.

Lease Administration: Manage lease-related accounting activities, including rent schedules, and CAM (Common Area Maintenance) reconciliations.
o Review CAM reconciliations prepared by 3rd-party property management.
o Prepare CAM reconciliations for in-house managed properties.

Process Improvement: Continuously review and provide feedback to enhance accounting processes, systems, and controls to optimize efficiency and accuracy.

QUALIFICATIONS
•Bachelor’s degree in Accounting preferred, or comparable work experience.
•Minimum 3-5 years of solid accounting experience.
•Commercial property accounting experience preferred.
•Detail-oriented with the ability to work in a high-volume setting.
•MRI or other property accounting software knowledge is a plus.
•Solid understanding of MS Office suite, especially Excel.

Assistant Controller

SUMMARY

The Assistant Controller is accountable for the accounting operations of RCS – the management company, and the Treasury Department.  This position supervises the Corporate Accounting Staff and the Treasury Operations Supervisor.  The Assistant Controller is responsible for the production of periodic financial reports, maintenance of the core accounting system, establishment of internal controls, and support for the creation of the annual RCS Corporate budget.

RESPONSIBILITIES

Strategy, Planning, and Management

  • Oversee RCS Corporate Accounting and Treasury departments.
  • Act as a strategic business partner to the Corporate Controller
  • Develop a top-notch accounting and treasury team focusing on people development, accountabilities, respect, and a drive for results.
  • Create and establish yearly financial initiatives and goals for your team that align with the company’s plan for growth. Track and report on the status of the initiatives and goals.
  • Mentor and develop the team, managing work allocation, systems training, performance evaluations, and the building of an effective and efficient team dynamic.
  • Identify opportunities for process improvements in financial operations and implement efficiency-enhancing initiatives.
  • Work closely with cross-functional teams to streamline workflows and enhance overall financial controls.

Financial Analysis, Budgeting, and Forecasting

  • Assist with the preparation of the annual RCS budget, financial forecasts, and report variances.
  • Develop and maintain the operational budgets for each department.
  • Prepare and present the monthly budget vs actual reports for the corporate entity.
  • Conduct regular financial analyses to assess the company’s financial performance and provide actionable insights to senior management.

Accounting and Reporting

  • Execute and lead all monthly, quarterly, and annual accounting closes, including setting the reporting calendar with specific timeline and deadlines to meet all reporting requirements.
  • Maintain chart of accounts, user security, and support tickets issued in the core accounting systems to identify potential problems (MRI, Avid, Ebill, Chrome River, Billable Time).
  • Assist in the development and implementation of financial policies, procedures, and controls to ensure compliance with regulatory requirements and industry best practices.
  • Assure conformity with professional accounting standards and best practices and in accordance with GAAP when applicable.
  • Collaborate with internal and external auditors to facilitate the audit process and ensure compliance with accounting standards when required.

Financial and Cash Management

  • Manage the cash flow planning process and ensure funds availability and the maintenance of minimum required cash balances.
  • Review the daily cash position and optimize the utilization of available funds.
  • Maintain and enhance cash forecasting models to ensure adequate liquidity for ongoing operations and investment opportunities.
  • Work with corporate teams to maintain banking relationships and strategic alliances with vendors and business partners.
  • Coordinate the opening and closing of bank accounts, ensuring compliance with regulatory guidelines.
  • Monitor banking services, fees, and performance, and negotiate favorable terms for the company.

QUALIFICATIONS

  • Bachelor’s degree in accounting required with a master’s degree preferred.
  • Certified Public Accountant (CPA) or equivalent, or an advanced degree preferred.
  • Five or more years of solid accounting experience, with a minimum of two years of management experience
  • Detail oriented with ability to work in high volume setting.
  • MRI and Sage Timberline software knowledge a plus
  • Solid understanding of all products in Microsoft Office Suite, proficient with MS Excel is a must, good working knowledge of Word and PowerPoint would be a plus.

SUMMARY
The VP of Acquisitions will generate new acquisitions, joint venture investments and development opportunities. This position will evaluate each new commercial opportunity to determine whether the investment meets certain key criteria. Serves in a deal structuring capacity and oversees the investment analysis, underwriting, due diligence coordination, contract and partner negotiations, equity and financing packages, and risk analysis involved in the purchase and investment plan for the asset. He/she will also be involved in the equity capitalization and debt financing process. This includes working with the capital markets team to coordinate the presentation of the investment to both internal and external equity sources as well as various debt providers.

KEY ACCOUNTABILITIES
Source and underwrite potential acquisition and development deals
• Develop initial business/investment plan for rents, capital improvements, operational changes, and sale
• Present to the Investment Committee
• Work directly with senior executives to continually refine investment strategy
• Work with financing team to source, quote, and place project‐level financing
• Negotiate directly with sellers and brokers to secure acquisitions on best possible terms
• Develop detailed business plans for Investors approval including the modeling of financial projections with detailed capital and operating budgets
• Underwrite and perform due diligence
• Manage the real estate investment process, including monitoring construction draws and change orders and the execution of acquisition and renovation/development plans

Bachelor’s degree in engineering, construction, real estate or related field.
