Senior Accountant – Property

SUMMARY
The Senior Accountant – Property will assist the Property Accounting team in the day-to-day operations of the department. The incumbent will have a good working knowledge of accounting, financial statement presentation, and budgeting – including Generally Accepted Accounting Principles. The Senior Accountant will be responsible for maintaining accurate accounting records for projects falling under the purview of the department.

RESPONSIBILITIES
Financial Reporting & Analysis: Prepare and analyze monthly, quarterly, and annual financial reports for multiple properties, ensuring accuracy and compliance with accounting standards. Conduct in-depth variance analysis to identify discrepancies and provide recommendations for improvements in property performance.
o Review / Analyze 3rd-party provided monthly financial statements and supporting schedules.
o Prepare in-house-managed financial statements and supporting schedules.
o Review and analyze financial statements and prepare supporting documents.

Budgeting and Forecasting: Collaborate with asset management team to develop property budgets and forecasts, providing insights and recommendations for financial improvements.
o Review / analyze the annual budgeting efforts of the assigned portfolio.

General Ledger Management: Maintain property-specific general ledgers, ensuring all transactions are accurately recorded and reconciled.
o Perform complex accounting tasks such as acquisition/disposition entries, intercompany accounting, consolidations, and multi-level entity accounting.
o Provide oversight and direction to 3rd-party property accounting teams.
o Oversee accounting for investment entities, including all equity activity.
o Prepare periodic internal accounting review files for key stakeholders.

Accounts Payable/Receivable: Oversee the property-related accounts payable and receivable processes.

Lease Administration: Manage lease-related accounting activities, including rent schedules, and CAM (Common Area Maintenance) reconciliations.
o Review CAM reconciliations prepared by 3rd-party property management.
o Prepare CAM reconciliations for in-house managed properties.

Process Improvement: Continuously review and provide feedback to enhance accounting processes, systems, and controls to optimize efficiency and accuracy.

QUALIFICATIONS
•Bachelor’s degree in Accounting preferred, or comparable work experience.
•Minimum 3-5 years of solid accounting experience.
•Commercial property accounting experience preferred.
•Detail-oriented with the ability to work in a high-volume setting.
•MRI or other property accounting software knowledge is a plus.
•Solid understanding of MS Office suite, especially Excel.
•Strong organizational and planning skills.
•Ability to manage several projects/tasks at one time.
•Effective written and oral communication skills.
